Sangeeta is a highly experienced commercial real estate Partner, specialising in complex property transactions across England and Wales. She has a particular focus on commercial and residential development work, acting predominantly for developers and large landowners on projects nationwide.
With over 25 years’ experience, Sangeeta is Co-Head of the Commercial Real Estate Team. She advises a broad range of clients including landlords, tenants, developers, investors, property owners and property agents.
Her practice spans all aspects of landlord and tenant work (both commercial and residential), including the grant and renewal of leases and ongoing portfolio management.
Sangeeta has a longstanding relationship with a major developer of industrial units, for whom she has acted for over 27 years. She has been exclusively instructed on 39 industrial developments, advising on all aspects of the development lifecycle, including infrastructure arrangements (such as section 106, section 38 and section 104 agreements, as well as substation leases and transfers), the sale and letting of units (including option agreements), and ongoing asset management.
Sangeeta has extensive experience in the acquisition and disposal of land conditional on planning permission, including by way of conditional contracts, option agreements and promotion agreements. She also has particular expertise in airspace developments, regularly acting for both landlords and developers on option agreements, leases and development agreements. Following the grant of planning permission, she works closely with clients’ professional and technical teams, reflecting her strong network and collaborative approach.
In addition, Sangeeta regularly advises borrowers on time-sensitive refinancing transactions, often involving complex funding structures, cross-collateralisation and multi-jurisdictional elements. She is recognised by clients for her commercial approach, efficiency and ability to deliver under pressure.
She has developed a reputation in residential development plot sale work with a particular specialism in office to residential conversions and mixed user schemes. She deals with all aspects of the transaction from the initial site acquisition, the set-up of the scheme and the off plan sales during the development process.
Sangeeta has a very loyal following of clients in the residential sector and has substantial experience in undertaking domestic conveyancing which very much compliments her vast commercial property and landlord and tenant work.
Acted in the purchase of several sites for commercial development for B1/B8 use.
Acted on the purchase of 30 off plan plots for residential development for future assignment and sub-sell to end users.
